Primary Role:
The Manager, Facilities is responsible for facility management, space planning, and operations and maintenance for the Camden Headquarters building office building totaling over 250,000 sf. Manages facility employees and contractors in the operation, fit-out, and maintenance of buildings and grounds. Oversee the company headquarters mailroom and print production center.
Key Accountabilities:
- Directly manage AW corporate headquarters to ensure that the facility is well maintained and in accordance with applicable building fire, electric, and mechanical system standards and codes.
- Monitor and work to maximize the use and effectiveness of office space.
- Provide 24/7 coverage for alarms and other facility issues.
- Develop and manage facility budgets (operating and capital), including cost controls associated with maintaining equipment and furnishings, cost savings, utilization of national accounts, reuse of current furniture inventory, and monitoring expenses.
- Maintain a five-year plan for the repair and replacement of all building systems, assets, furnishings, and equipment and incorporates that into short-term and long-term budget forecasts and needs.
- Prepare work orders, maintains as-builts, asset retirements, utilizing power plant for facility-related capital expenditures.
- Ensure proactive preventative maintenance of building systems, assets, and equipment and maintains records and a schedule to track and document these activities.
- Manage large capital projects, such as build-outs of new office space and renovations, furniture installation, and large project relocations.
- Oversee the headquarters café, fitness center, and other amenities to ensure they are operated in a safe, clean, and efficient and in accordance with local, state, and federal laws.
- Provide day-to-day supervision of facilities management staff, which includes print production, mail room, and Facilities Coordinator.
- Collaborate with corporate security and risk to ensure facility disaster/business continuity plans are in place, up to date, easily accessible, and shared with employees.\
- Oversee mailroom and print production operations.
- Ensure that facility management staff consistently provides positive and prompt responses to requests from the client and building tenants/occupants and track key metrics related to work order tracking and performance

- Partner with others to develop office safety/security plans that promote a safe, secure, and pleasant work environment.
- Pursue continuous improvement initiatives to include cost savings, value engineering, waste reduction, recycling, and energy efficiency programs.

- Sustain regular communications with direct reports and associates in areas of responsibility.
- Proactively coached and provided informal and formal performance feedback to direct reports and staff.

- Maintain adherence to all policies, procedures, programs, standards of performance, and approved business objectives, including those involving affirmative action, communications, community relations, human resources, labor relations, health and safety, and security
Knowledge/Skills:
- Demonstrated experience managing contractor and vendor relationships.
- Knowledge of local, state, and federal regulations related to environmental standards, safety, and building codes.
- Demonstrated office operations and management experience including working knowledge of state and federal safety regulations and reporting requirements, including, but not limited to OSHA, Right-To-Know, and Hazardous chemical storage.
- Ability to develop and manage budgets for facility operations and maintenance, ensuring cost-effective solutions.
- Working knowledge of standard building systems and procedures consisting of structural, electrical, and mechanical plant, including heating, ventilation, air conditioning plumbing, fire/life safety systems, along with industry-standard property and facility maintenance and house service operating procedures.

- Leadership presence (e.g., ability to deal effectively and maintain collaborative relationships with Company senior management and other key stakeholders)
Experience/Education:
- Bachelor's degree in Facilities Management, Engineering, Business Administration, or a related field. Relevant work experience may be considered in lieu of degree.
- 10+ years’ experience with a bachelor’s degree or 16+ years’ experience without a bachelor’s degree in property and/or facilities management preferably in a corporate office environment.
- 5+ years’ experience in a leadership role.
Certifications/Licenses:
- Valid Driver’s License
- CPM, RPA, CPA, CFM, LEED AP designation preferred
Work Environment:
- Standard indoor office environment with occasional field work

Compensation Data:
Posted Range: $81,120-$133,380
The base salary range represents a good faith salary range for this position. This position is eligible for annual incentive pay and has the opportunity for continued salary growth. If you are hired at American Water your base salary compensation will be determined based on factors such as market, geography, skills, education and/or experience.
